What are Brownfields?

Brownfields are properties where expansion, redevelopment, or reuse may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant.

Our Brownfield Program is a key resource in Big Sky Economic Development’s commitment to sustaining and growing our region’s vibrant economy and outstanding quality of life by providing leadership and resources for business creation, expansion, retention, recruitment, and community development.

Fostering Redevelopment

The Brownfields Program is funded by a $500,000 Community-Wide Assessment grant and $1,000,000 Revolving Loan Fund (RLF) grant from the Environmental Protection Agency. Funding is available to assess and to clean up properties in Yellowstone County.

  • Assessment funding is offered at no cost to eligible landowners, developers, and local governments within Yellowstone County to identify and evaluate potential contamination on their properties. Learn More »
  • Cleanup funding is offered through low-to-no-cost loans and subgrants for the planning and remediation of identified environmental contamination. Learn More »

Examples of Brownfields

Every community has Brownfield sites. These properties are often abandoned or underused, with redevelopment hindered by the actual or possible presence of hazardous substances, pollutants, or contaminants. Common examples include:

  • Gas Stations
  • Dry Cleaners
  • Automotive Repair Shops
  • Landfills
  • Illegal Dump Sites
  • Industrial and Manufacturing Facilities
  • Warehouses
  • Railroad Facilities
  • Structures Built Before 1970
  • Buildings with Asbestos or Lead-based paint
